  • Engineering management of project; representing the client vis a vis all partners.
  • Consulting on the preparation of the design brief.
  • Outlining procedures for planning and implementation.
  • Assistance in identifying the architect, engineers, and various consultants, and drawing up contracts with them.
  • Preparing a budget estimation and detailed schedule.
  • Overseeing statutory processes and assisting the client in dealing with various authorities.

Planning

  • Assisting the architect and engineers in obtaining the building permit.
  • Presiding over planning and coordination meetings.
  • Ensuring planners adhere to design brief, budget, maintenance, and operation guidelines.
  • Assessing planning options according to need.
  • Coordinating preparation of specifications and bill of quantities.

Contracts for implementation phase

  • Assisting in determining implementation policy and tendering methods.
  • Preparing contractual agreements for tenders, managing negotiations, and preparing contracts with selected contractors.
  • Support in providing relevant documentation to obtain bank loans.
  • Updating budget based on tender results.
  • Ensuring contractors have appropriate bank guarantees and insurances.

Implementation

  • Engineering management of project; representing the client vis a vis contractors and relevant authorities.
  • Supervising implementation and monitoring the on-site delivery of building materials.
  • Controlling the schedule and budget.
  • Managing the worklog and checking contractors’ invoices.
  • Checking and analyzing costs for irregular tasks.
  • Monitoring and supervising lab tests.
  • Overseeing test-runs of systems and facilities.

Project delivery and one-year warranty

  • Handling delivery of the project by the contracts, and end of contractors, including ensuring delivery of workmanship warranties and manuals.
  • Dealing with reservations.
  • Handling delivery of project to client.
  • Ensuring receipt of ‘as-built’ plans.
  • Overseeing the one-year warranty period.
